October 2026 Market Update
August brought more good news for the Sarasota market. Sales rose for both single-family homes and condos compared with last year, while inventory fell sharply. In Sarasota County, single-family listings are down almost 21 percent, and homes are going under contract in a median of 47 days, more than three weeks faster than a year ago. Condo sales rose nearly 14 percent, although condos still give buyers more choice, with just over five months of supply.
For sellers, conditions are the most favorable they've been in some time, but buyers remain value-conscious, and well-priced, well-presented homes are the ones moving. For buyers, the window of lighter competition is narrowing as season approaches. Conditions vary a great deal by neighborhood and price point, so I'm always happy to share what the numbers look like for your area.
LUXURY SNAPSHOT: In Sarasota County, 78 single-family homes sold for $1 million or more in August, down 8 percent from last year. The upper tiers were strong, though: sales between $1.5M and $1.99M rose 46 percent, and sales between $2M and $2.99M rose 18 percent. Luxury condo sales of $1M and above rose 10.5 percent to 21, and condo sales between $2M and $2.99M tripled from two to six.
