Welcome to my February real estate news, including the 2021 annual report and some recent sales. Demand for housing in Sarasota remains strong and buyers are facing a lot of competition. The local economy was boosted by a whopping $15.7 billion of real estate sales for 2021. As we enter an inflationary market and interest rates creep up, we may start to see the prices start to level off towards the end of the year, but anyone holding out for a bargain is likely to be disappointed. Do not wait to buy. On the flip side, now is a great time to list your home if you’ve been thinking about it, especially as we still have several months of opportunity in the height of season. 2021 was a record-breaking year of sales in Sarasota and Manatee counties, characterized by a steep upswing in prices and a rapid decline in available inventory. Buyers in Sarasota County have 63 percent fewer properties to choose from than this time last year, and they will need to pay an average of 23 percent more for their new home.

The final plan for the proposed revamp project was approved by city commissioners in November 2021 and we are waiting eagerly to hear more about the project and when the developers will start taking reservations. The Murray clan headed to the British Virgin Islands just after the new year for a fabulous week of sailing, kite-boarding, snorkeling and fun. We are an avid family of sailors and this was a really good opportunity to relax after a very busy year. Now back to work, school, and college!
