It’s difficult to think of anything else to write about other than this glorious weather! Our family spent a few days skiing in Killington, Vermont, over Spring Break - 26” of snow in 36 hours gave us some fabulous powder but overnight lows of 6F (-14’C), made us more than happy to come back to Florida!
So in order that you make the most of all the sunshine and spring awesomeness out there, we won’t distract you with anything other than our usual line up of News & Events here in April and a quick roundup of February’s sales figures…

Real Estate Market Update |
February saw a continued rise in three things: inventory, median sale prices and time on the market.
Inventory for condos tipped the scales to 6.2 months’ worth, officially making it (albeit marginally) a “buyer’s market”. Single family home inventory rose 15 percent on last February to 5.1 months’ supply of houses.
Median sales prices for single family homes rose slightly (2 percent) to $257,500 and condo sales prices rose 15.4 percent to $219,245. These increased median prices do not necessarily mean that values are rising. The main reason for these gains is that there are, fortunately, fewer foreclosures and short sales skewing the market. In actual fact, many realtors are seeing an adjustment in market values as more and more sellers are looking to reduce list prices to accommodate the shift in the market.
According to 2017 RASM President Xena Vallone, ”With more active listings on the market, buyers are able to take time to view and compare more properties, and are not under pressure to jump on the first property they see. We are seeing this translate into longer time on the market, making it even more important for sellers to price their properties appropriately.” This is particularly noticeable in the Sarasota condo market, which in February saw the average time from listing to contract nearly double to 64 days.
