School lets out this week so the lazy, hazy days of summer are upon us, much to everyone’s relief! The snowbirds have been chased away by the rising humidity and the European visitors are not yet on vacation, so we can spend this month getting a parking space at the beach and checking out all the new and old favorite restaurants during Savor Sarasota. If you haven’t signed your kids up for camps yet this summer, it’s not too late to do so. I am always bowled over by the variety of activities they can get involved in. One of our favorites is the summer sailing camp offered by Sarasota Youth Sailing. Check out this go pro video of our two oldest sons, Will and Jack, screaming along in a 420 at the Race Around Lido on Memorial Day…

April 2016 Market Report
There is a mixed bag of statistics for April, reflecting the beginnings of a tip in the scales between supply and demand. The number of single-family home sales decreased 7 percent from April 2015, and condo sales decreased by almost 12 percent. Median price for single-family homes continues its upward trajectory - a 12.6 percent increase on last year – and condo sales prices rose 14 percent. The rate at which listings are selling and sales price to list price ratios remain steady. The upper end market transaction figures remain steady year on year also. The most significant change is that it seems that investors are starting to be less active in the housing market. This is underpinned by two facts: 22 percent fewer cash transactions than in April last year, and, distressed sales have decreased by 63 percent from the height of the recession.
