Home sales have rallied in the last quarter of 2016 and more homes have come onto the market in readiness for the 2017 buying season.

For single family homes in Sarasota County, sales are up 5 percent on November 2015, the median sales price has increased 15.8 percent, and promisingly, the number of homes under contract in November 2016 is 24 percent higher than the same month last year. There is 10 percent more inventory on the market, but it will be interesting to see how the impact of rising prices and the anticipated interest rate hikes will squeeze the inventory rates over the coming months. In the short-term, we may well see more buyers enter the market to get ahead of the mortgage rate increases.

The number of condos that went under contract in November was just under 40 percent higher than the previous year, that is a great indicator of the strength of the sales market in the next month or so. The median price slipped 1.3 percent to $196,500 but new listings were up 8.7 percent. Inventory is up to 5.4 months’ supply, which indicates a healthy relationship between supply and demand.

As long as inventory rates remain below 6 months, which is considered to be a well –balanced market, we can expect that home prices will continue to rise.
